Overview
RM English is a long-established East Yorkshire estate agency with offices in Pocklington and reach across York, Market Weighton, Holme-on-Spalding-Moor and the surrounding Wolds. Their previous site sat on a legacy CMS that was slow to update, produced weak geographic SEO coverage and forced the team to maintain property data in multiple places. We delivered a completely new public website plus a content and data platform — mobile-first, self-editable, SEO-led across five hubs and 87 villages, with an AI concierge handling property enquiries and a live property feed ingested straight from the firm's estate agent Hub system.
The Challenge
Staff couldn't edit everyday copy, page titles or hero imagery without developer help — every small change meant a support ticket and a wait.
Property listings lived in a separate legacy table and were constantly out of sync with the firm's main Hub system, so the website and the back office told different stories about what was available.
The mobile experience was poor, page load times were slow, and image assets weren't optimised — visitors on phones (the majority of traffic) were bouncing before they ever reached a property.
There was no centralised lead flow or automated enquiry handling — enquiries landed in inboxes and were fielded by hand, with no auto-reply to the sender or internal notification to the sales team.
Organic visibility for local villages and niche services — rural valuations, agricultural land, new build, commercial — was underdeveloped, leaving RM English invisible on the long-tail searches that actually drive East Yorkshire property enquiries.
Our Solution
We built a modern front-end with React 19 and Tailwind, designed mobile-first with a refined brand identity, serif display type and a warm, locally-rooted palette that reflects the Wolds and the firm's heritage.
Every page, headline, hero, intro, area guide, service description and sponsor section is editable through an authenticated admin interface — long-form copy controls and page-by-page editing mean the team can change titles, copy and imagery without a developer in the loop.
SEO and geographic coverage were engineered in from the start: semantic HTML, unique H1/H2 structures, canonical URLs, Open Graph tags, XML sitemap generation and a full area-guide hierarchy covering five main hubs and 87 villages, so the site surfaces for the local and niche property searches that matter.
An AI concierge assistant handles property enquiries around the clock, with CMS workflow helpers that speed up page creation and metadata tasks — new area guides and service pages can be drafted, titled and tagged in minutes.
A direct property ingestion pipeline pulls listings, images, floorplans, EPCs and brochures from the client's estate agent Hub system into one live feed, eliminating dual entry and keeping the website and back office in lock-step.
Lead management runs on transactional email via Postmark — enquiry forms fire auto-replies to senders and internal notifications to the sales team, with the whole flow tracked through Google Tag Manager.
Performance and security were treated as launch blockers: an optimised WebP image pipeline with lazy loading, SSR query priming for fast first paint, database-backed auth with row-level security, and a pre-launch security audit including dependency scanning.
